FHA 203(k) Limited
Best for cosmetic improvements and minor upgrades (non-structural). Up to $75,000 in renovation costs. Kitchen/bath remodels, flooring, paint, HVAC, roof, and more. No structural work allowed. Max 2 contractor draws. Must use licensed contractors approved by Gateway.

FHA 203(k) Full
Ideal for major improvements, structural repairs, or larger projects. Requires minimum $5,000 in repairs. Structural changes, room additions, foundation repair allowed. Requires HUD-approved 203k Consultant. Up to 5 draws with 10% holdback. Max 180-day completion timeline.

Fannie Mae HomeStyle Renovation
Great for a wide variety of buyers and property types. Available for primary, second homes, and investment properties. Allows luxury upgrades like pools, outdoor kitchens. Up to 75% of "as-completed" value for renovations. Manufactured homes capped at $50k or 50% of after-improved value.

Freddie Mac CHOICERenovation
Flexible renovation financing with expanded property eligibility. Similar guidelines to HomeStyle, but with Freddie Mac DU. Eligible for condos and manufactured homes. Up to 75% of "as-completed" value for repairs. Luxury items like pools permitted.

VA Renovation Loan
For eligible veterans buying or refinancing a home that needs repairs. 100% financing based on "as-completed" value. $5,000 minimum and $50,000 max in total improvements. Cannot include luxury items or major structural work. Licensed contractor required. Up to 3 draws, final draw by VA appraiser.
